Understanding Your Notice of Appraised Value

Before the Notices of Appraised Value are mailed out the first week of April, the Appraisal District prepares for the valuation of properties in Williamson County by following the Tax Calendar provided by the Texas Property Tax System.

  • Appraisal Phase (January 1 thru May 15) – Appraise taxable value, send value notices, grant or deny exemptions
  • Equalization Phase (May 15 thru July 20) – ARB reviews appraisal records, certifies roll, and allows a property owner to protest value and have a scheduled hearing.
  • Assessment Phase (July 25 thru October 1) – Tax Assessor receives certified roll from the Williamson Central Appraisal District.
  • Collection Phase (October 1 & throughout the year) – Tax Assessor sends tax bills which become delinquent January 31 of the following year.

Note:  When filing an Online Protest eligible properties will have the availability to upload evidence/documents using the online passcode on the Notice of Appraised Value.

When viewing your notice, look for exemptions. If none are visible, contact our office at 512-930-3787 for further information.


  • Exemptions will vary from: Homestead (HS), Over 65(OA), Disabled Person (DP), and Disabled Veteran (DV).
  • A residence homestead is protected from future assessed value increases in excess of 10% per year from the date of the last assessed value. For further information, view your Notice of Appraised Value.
If you disagree with the proposed value or any other action the Appraisal District may have taken on your property, please visit https://www.wcad.org/protest-procedures/ by May 15, 2024,for all information regarding how property valuation reviews will be taking place this year. You have the right to file a protest by MAY 15, (or 30 days from the mail date on your Notice of Appraised Value) and receive a formal hearing if you are unable to resolve any concerns you may have regarding the property with the Appraisal District. If a deadline falls on a weekend or legal holiday, the last day to file is automatically extended to the next business day.

SCHEDULED PROTEST FILING PROCEDURES

Online: - Protest reasons of Incorrect appraised (market) value and/or Value is unequal compared with other properties are available online

  1. Access the WCAD.org website prior to the indicated Protest Filing Deadline, using your Quick Ref ID & Online Passcode
  2. Select the ONLINE PROTESTS tab near the top of the page (further instructions are included on our website).
  3. *If you are unable to resolve your protest online, the ARB will mail you a notification at least 15 days prior to your formal hearing. It will include the date, time, and place of your formal hearing.
In Person
  1. Complete and sign the Notice of Protest form included with this letter and file with WCAD staff by the indicated Protest Filing Deadline. This option MAY not be available on the May 15th deadline.
  2. *The ARB will send you a notification at least 15 days prior to your formal hearing. It will include the date, time, and place of your formal hearing.
By Mail:
  1. Complete and sign the Notice of Protest form included with this letter, or protest by letter
    1. If protesting by letter: include name, property description, and reason for protesting
  2. Mail to the WCAD office on/before the indicated Protest Filing Deadline
  3. *The ARB will send you a notification at least 15 days prior to your formal hearing. It will include the date, time, and place of your formal hearing. 
*Protest hearings scheduled online will not receive further notification.*

The carrying of a handgun at any meeting of a Governmental Entity is prohibited by Texas law, regardless of whether the handgun is concealed or not. Penal Code 46.035 (c)

Your protest must be filed online, postmarked, or hand-delivered to our office by 5:00 PM on the indicated Protest Filing Deadline: May 15, 2024, or 30 days from the mail date on your Notice of Appraised Value. If a deadline falls on a weekend or legal holiday, the last day to file is automatically extended to the next business day. The ARB hearings are held at the WCAD office. 

  1. Do not pay from this notice!
  2. Estimated taxes may not reflect freeze amounts or transfers which are set by the tax office.
  1.  Williamson Central Appraisal District does not set tax rates or collect the taxes on your property.
  2. The governing body of each taxing unit decides whether or not taxes on the property will increase.
